House Rules & Rental Terms
Booking this property constitutes formal agreement to all terms outlined below.
Golf cart rules
- Driver Requirements:A valid driver's license is required to operate the golf cart.
- Liability:By operating the vehicle, you accept full responsibility for any accidents, injuries, or damages that may occur.
- Charging:Please plug the golf cart into the charger after each use.
Swim Spa Rules & Safety Guidelines
- Gate & Security:Keep the gate locked at all times. Unlock for entry, and lock it immediately after each use.
- Spa Cover:The cover is heavy and requires two people to remove or replace. Secure the cover behind the large house poles while using the spa. Replace the cover immediately after use to maintain water temperature.
- Hygiene:Please shower before entering. No sun cream, lotions, or skincare products are allowed in the water. Do not add bubble bath, bath salts, essential oils, or soaps to the swim spa water. This will damage the filtration system.
- Safety First:
- No running on the deck or rough play.
- No diving (Spa depth: 5 ft).
- Children must be supervised at all times.
- Restrictions:No food or drinks permitted in the swim spa area.
- Disclaimer:Use the swim spa and swim at your own risk. No exceptions.
Beach & Outdoor Living
- Rinse Off: Always use the outdoor shower to rinse off sand before entering the home. Rinsing prevents clogged drains and keeps the floors clean.
- Sandy Items: Shake out beach towels, chairs, and umbrellas outside. Do not wash sandy items or clothing in the indoor washing machine.
- Beach Gear: You are welcome to use our beach chairs and umbrellas. Please rinse them after use and return them to the storage area. We are not responsible for injuries from gear use.
General Conduct & Property
- Quiet Hours: Quiet hours are strictly observed from 10:00 PM to 8:00 AM. Be respectful of full-time neighbors.
- Parties & Events: No loud parties, large gatherings, or unregistered visitors are permitted.
- Smoking & Vaping: This is a strictly smoke-free property. Smoking inside the house will result in a $500 penalty/cleaning fee.
- Pets: Two Pets are Allowed. Pets must be kept off all furniture and beds.
Safety & Conservation
- Climate Control: Help us conserve energy and protect our system. Please leave the A/C running at 76°F whenever you leave the home for the day. Do not turn the system completely off.
- A/C Temperature Limit: To prevent the cooling system from freezing up or breaking, do not set the thermostat below 70°F at any time.
- Windows & Doors: Keep all exterior doors and windows closed while the A/C is running. High coastal humidity will strain the system, cause mold, and ruin soft furnishings.
- Severe Weather: During hurricane season or severe storms, secure or bring all outdoor furniture onto the patio as instructed by local alerts.
- Security: Always lock all doors and windows when leaving the property.
Check-In & Check-Out
- Check-in: After 4:00 PM.
- Check-out: Before 11:00 AM.
- Quick Clean: Your help with these steps ensures our cleaning team can prepare the home quickly for the next guests.
- Dishes: Please put all dirty dishes and silverware into the dishwasher and start the cleaning cycle.
- Bedding: Please strip all used beds (sheets and pillowcases only) and leave the linens in a pile on the bedroom floor.
- Towels: Please collect all used towels, place them in the washing machine, and start the wash cycle.
- Trash: Please collect all trash from the indoor cans, tie the bags securely, and place them in the designated outdoor trash cans located next to the downstairs garage.
- Lights & Fans: Please turn off all lights and fans throughout the house.
- Security: Ensure the home is secured before you leave:
- Lock the deck access door in the master bedroom.
- Lock the rear door.
- Lock the front door.
Terms & Conditions (Rental Agreement Summary)
- Maximum Occupancy: The maximum number of guests is strictly limited to 20. Unregistered guests will result in an immediate cancellation of your reservation without a refund.
- Damages: Treat the home with respect. Report any spills or breakages immediately. You will be held financially responsible for damages, missing items, or excessive cleaning required after checkout.
- Liability: The owners and hosts are not liable for accidents, injuries, or illnesses occurring on the property, in the swim spa, or while operating the golf cart. Guests assume full responsibility and financial liability for golf cart traffic violations or damage.
Note: Failure to comply with these rules may result in additional cleaning fees or a request to vacate the property.
